Roofing Resources, Inc. was selected by the State of Pennsylvania Department of General Services (DGS) and Department of Human Services (DHS) as the design professional for a roof replacement effort at the Danville State Hospital (DSH) in Danville, Pennsylvania. The project initially included the design of 7 buildings. RRI began the design effort with a combined Programming-Schematic Design phase, which initially included the review of the existing conditions at the facility. RRI field surveyed the buildings, and gathered information for drawings, design details, etc. Buildings 1, 2 and 3 at DSH are mainly comprised of 3 to 4 story buildings with steep-sloped roofs. RRI utilized a drone firm to fly the buildings in an effort to gather existing condition information.
RRI presented the Programming information, which included cost estimates for multiple steep-slope (Metal, Synthetic Slate, Asphalt Shingle) and low-slope (TPO, EPDM and Modified BUR) roof systems. The Programming phase also revealed that there appeared to be a shortfall with the project budget. DGS and DHS worked to procure additional project funding, and the roof systems were limited to the most cost-effective roof systems. As the original roofs on Building 1, 2 & 3 were slate, one of the project goals was to maintain the slate like appearance with an asphalt shingle with a slate-like look. RRI worked with shingle manufacturers to provide proper warranties for both the steep-slope and low-slope roof systems. Other project requirements included the repair of chimneys and louvers on Building 2 and 3, and the introduction of ventilation into Building 6. Lightning protection was also required on Building 1, 2 and 3 and included in the design effort. Ultimately, 5 buildings were included in the project, including Building 1, 2, 3, 6, and 28.
RRI continued with the roof design effort which included Design Development, Interim Construction Document and Construction Document phases per the Project Procedure Manual.The project was bid with 4 base bids, and the project met the budget which allowed for roof work on all 5 buildings to be included in the contract. Construction began in November 2022, and construction was completed in 2025.
